Stealthy Tuoni C2 Malware Leverages AI to Breach Major U.S. Real Estate Firm

Cybercriminals have evolved beyond simple ransomware campaigns. Modern threat actors infiltrate networks silently, harvest credentials, establish persistent access, and remain dormant for months before executing their final strike.

This sophisticated approach was recently demonstrated in a thwarted attack against a major U.S. real estate firm, revealing the dangerous intersection of AI-assisted malware and advanced evasion techniques.

In October 2025, Morphisec Threat Labs uncovered and neutralized a highly targeted operation leveraging the Tuoni command-and-control (C2) framework.

This relatively new, modular post-exploitation tool has gained traction among cybercriminals due to its free licensing and sophisticated capabilities.

This was not a conventional phishing campaign. Instead, attackers employed AI-generated loaders, steganographic concealment, and reflective memory loading to bypass traditional security defenses entirely.

The attack operated entirely in memory, avoiding disk writes that would trigger signature-based detection. It evaded behavioral analytics and endpoint detection and response (EDR) monitoring.

Without prevention-first protection mechanisms, the malware would have remained undetected within the network infrastructure, potentially leading to catastrophic data exfiltration or ransomware deployment.

The Attack Chain: Engineered for Invisibility

The sophisticated attack unfolded through multiple stages, each designed to evade detection. Evidence strongly suggests the initial compromise occurred through social engineering via Microsoft Teams impersonation, with attackers posing as trusted vendors or colleagues to trick employees into executing a malicious PowerShell command.

The entry point spawned a hidden PowerShell process that downloaded a secondary script from a compromised domain.

This script employed steganography hiding malicious payloads inside a seemingly innocuous BMP image file using least significant bit (LSB) extraction techniques.

The code exhibited hallmarks of AI-assisted generation, including automated script comments and a modular structure that suggested machine-generated optimization.

Once extracted, the payload executed entirely in memory using advanced evasion tactics. Rather than direct API calls that security tools monitor, the malware compiled inline C# code and utilized Marshal.GetDelegateForFunctionPointer to invoke functions dynamically through pointer delegation. This layer of indirection effectively bypassed signature-based detection systems.

The extracted payload reflectively loaded TuoniAgent.dll directly into memory without touching the disk. Tuoni is a modular C2 framework that communicates via HTTP/HTTPS/SMB protocols and supports extensive native commands for agent management and system manipulation.

The agent supports automatic privilege escalation to SYSTEM level and employs heavy obfuscation, with exports XOR-encoded and decoded only during reflective loading.

Analysis revealed the primary C2 infrastructure at 206.81.10[.]0 (kupaoquan[.]com), with a secondary domain identified through cross-referencing VirusTotal samples.

Why Traditional Security Failed

This attack exploited a critical blind spot in conventional security architectures. Memory-only, steganography-based malware presents unique challenges because it leaves no traditional forensic artifacts.

There are no file signatures to detect, no disk writes to scan, no conventional behavioral footprints, and often no logs or alerts to investigate.

Antivirus software, EDR platforms, managed detection and response (MDR) services, and even advanced sandboxing technologies struggled to identify this threat because they rely primarily on signature matching, file analysis, or behavioral pattern recognition all of which require observable artifacts that this attack deliberately avoided.

Morphisec’s anti-ransomware platform stopped the attack through its Automated Moving Target Defense (AMTD) deception technology, which neutralized the threat pre-execution.

The platform blocked the reflective loader execution, prevented credential harvesting and persistence mechanisms, stopped C2 communications with the Tuoni infrastructure, and prevented ransomware staging and lateral movement the result: no alerts, no dwell time, no breach.

This incident underscores a fundamental shift in cybersecurity strategy. Tuoni is freely available, well-documented, and actively used in the wild, making rapid adoption by ransomware affiliates highly probable.

AI-assisted delivery mechanisms are becoming standard practice for modern loaders, blending steganography with dynamic delegation techniques.

Security leaders must recognize that ransomware is no longer the first stage of an attack it is the final act in a carefully orchestrated campaign.

Organizations must expand visibility beyond traditional IT boundaries, as creative teams, engineering departments, HR, finance, and marketing divisions now represent expanded attack surfaces.

Assuming fileless-first attack methodologies, moving beyond detection-based tools toward deterministic prevention, protecting credentials at the endpoint, and validating controls against real-world threats.
